      <description><![CDATA[<p>I know this blog is meant to waffle on about Real Estate prices, but sometimes there are just more important things to talk about.</p>
<p>For those of you that have children, this will not be a surprise. Last night I visited the class where my wife teaches Irish Dancing. &nbsp;Between 4.00 &amp; 7.00 p.m. approx 50 kids between the ages of 4 and 8 came in the door for their weekly Irish Dancing lesson.</p>
<p>To my surprise Deirdre spent most of the night kissing their hand, their foot, their arm or the top of their head. &nbsp;As kids are prone to do, they catch their fingers in doors, fall while dancing or someone else bonks them on the head. &nbsp;You would honestly think the world was coming to an end with the screams of pain. &nbsp;Each in turn, walk over to Deidre with a tear filled explanation, or many times just a point of the finger to the offending wound. &nbsp;Deirdre bends down gives it a little rub and a kiss. They skip off like they have just visited Lourdes.</p>
<p>At what age do we give up on the power of the kiss?</p>]]></description>

      <description><![CDATA[<p><b>West Vancouver Sales Stats for 2012 &amp; New Listings for today</b></p>
<p>Well here we are almost at the end of January already. Where did the month go?&nbsp; So far in West Vancouver we have had 26 sales with an average price of 2.3 million. Which if you see the previous day&rsquo;s blog is 1 million below the average list price in certain areas of West Vancouver at this time.</p>
<p>Not that it seems to matter to West Vancouver buyers, but interest rates have dropped again. You can now actually get a 10 year rate at 3.8%.&nbsp; While there are lots of people jumping up and down about how great this is, I have to be honest; it does not bode well for the person hoping to make their money on GIC&rsquo;s. When a ten year rate sticks at 3.8% the short term recovery of Europe and the U.S. is not a given!</p>
<p>February 2<sup>nd</sup> is Ground Hog day. God I really want that old ground hog to not see his shadow! A wee bit of sunshine would sure be nice.</p>
<p>There were 5 new listings in West Vancouver today and 15 for all of the North Shore. </p>
<p>Now I am not going to make a comment today on each and every one of the new listings, but I am going to give you a little insight into exactly what some of the descriptions mean. This will help when you read the description as to whether or not it is worth a second look.</p>
<p>So for example, when the description says &lsquo;<b>Situated on a heavily wooded lot with a Creek running through the private backyard</b> (Code for dark and damp)&nbsp; or when it says <b>&lsquo;this home has been updated but still maintains the character of the 1950&rsquo;s&rsquo;</b> (lipstick reno) <b>Easy access to the highway or steps away from Park Royal</b> (code for runs parallel to the busiest street in West Vancouver &ndash; bring ear muffs) <b>&lsquo;A unique layout&rsquo;</b> code for no normal family could possibly function here.&nbsp; And the winner,&nbsp; <b>&lsquo;This home has a new water line&rsquo;</b> code for &lsquo;I am at a loss as to how I can explain this value&rsquo;</p>

      <description><![CDATA[<p><b>West Vancouver Real Estate update&nbsp;&nbsp;&nbsp;&nbsp; </b></p>
<p>Well quite the variety of homes hit the market today. A total of 44 new listings on the North shore.</p>
<p>At this time there are 25 homes for sale in Dundarave with an average price just under 4 million dollars, if you take out the high of 15 million on Bellevue and the low of $1,340,000 on Inglewood the average price in Dundarave changes to a poultry $3.1 million</p>
<p>The same is true of Ambelside with 34 homes for sale as of today&rsquo;s date. The average price of a single family home (excluding the high and low) is 2.4 million</p>
<p>An area of West Vancouver that seems to get overlooked is Sentinel Hill.&nbsp; At this time there are only 5 homes for sale with an average excluding the high and low of only $1.8 million</p>
<p>Once you head further west towards Caulfeild the activity and the prices change quite dramatically. With 6 of the 28 homes for sale listed at 10 million or above. Although it should be noted that Seaside Place, Kew Cliff, Clovelly Walk and Gulf Place which are prime waterfront homes fall under the Caulfeild setting.&nbsp; 12 of the 28 homes listed in Caulfeild are above 2 million. &nbsp;That really does not leave too much room for those who thought the area was affordable. &nbsp;Cypress Park Estate which has always been the poor cousin to Caulfeild, does not seem to be all that poor anymore.&nbsp; Average price is now just over the 2 million mark.</p>
<p>So it begs the question, where do people buy or more to the point what can people buy on the North Shore. From Cedardale to Horseshoe Bay and from the tip of Glenmore to the water on Bellevue the average price of a home is 3.8 million. This excludes the Mobile homes under the Lions Gate Bridge and the Taj Mahal on Camelot for 40 million (I mean seriously!)</p>
<p>It use to be that a million dollars bought you a nice &ndash; live happy ever after home. That average is now around 1.8 to 2 million. Anything priced less will probably need a good 200k reno before very long.</p>
<p>It would be nice to believe that if you own already in West Vancouver, then all of the above the stats are relative, sadly that is not the case. Depending on where you are living, you will find that the average in your area may not have kept pace with the area you are hoping to move to.</p>
