The Highlights & Low Lights of Real Estate in West Vancouver

Good Morning Campers – Well this morning (as most mornings in West Vancouver) I am out prowling the streets looking at all the new listings.

Each Thursday I preview homes from Taylor Way as far east as Dundarave.   20 homes to look at, but nine of them were on the market last year.  The eleven remaining homes were quite a mixture

550 17th Street a lovely 1600 sq.ft apartment with decent S.W. ocean views. This is really a nice place, high ceilings, good space and two parking spots. The only dilemma is the proposed development across the street on the old Safeway site. Even with that looming, this is still a great location. Steps to everything that we, in our older years may need.

I looked at a few listings that are back on the market which were sold in the fall as building lots. Clearly with the embargo against Iran (See previous blog for further info), a few of the Iranian builders have now decided to put a hold on their plans. It will be interesting to see if there really is a lift in the market of 200k for doing absolutely nothing!

I then proceeded to a newer home in Dudarave on Palmerston that everyone was ooiing and aaing over.  Personally I found that there were parts of it that were really cool; but overall there was an abundance of bathrooms & bedrooms, but overall too much wasted space and the 8 x 8 media room left me wanting!  Russet Place for just over 3 million was lovely.  Great views, nicely updated and a stunning media room. A real party house.

I left the Queens are and proceeded to the B.P.’s where I nearly split my kipper on a driveway on Eyremont. Difficult trying to look intelligent while flipping on the driveway like an upturned goldfish. If you are going to move above the highway at this time of year, the weather patterns really are quite different. 5 million on Eyremont and 6 million on Southborough, lots of bells and whistles, probably built with the Asian buyer in mind.

The pick of the day was the townhome on Binning Lane. Good value, nicely kept – will probably be sold before anyone gets to see it! Which makes me wonder if the seller was best served! I guess that in the end is a personal call and can vary depending on your agents marketing plan.
